  • The new construction at the Plaza Logistics Platform will feature cutting-edge innovations in technology and sustainability in a development that will be able to combine cross-docking activity for the last mile, with the aim of improving order deliver.
  • Panattoni's third project in Plaza will be the one with the largest gross leasable area with 25,950 sqm distributed in 2 buildings, after the previous ones of 9,200 sqm and 14,000 sqm.
  • This ambitious commitment to Aragon and Zaragoza is in line with an industrial real estate strategy of market diversification in the Iberian Peninsula, where it is already building in provincial capitals such as Bilbao, Valencia and Vitoria.

Madrid, 26 July 2021 - Panattoni, Europe's leading logistics-industrial real estate developer, has just acquired from the public company Aragón Plataforma Logística (APL) 42,500 sqm of land for its third project in the Zaragoza Logistics Platform (Plaza). It will be a logistics construction at risk that will include two buildings, one of 13,750 sqm designed for a single tenant and another complex of 12,200 sqm with modules from 2,500 sqm, which offers the possibility of housing from 1 single cross-dock activity to 4 different ones, depending on the needs. This will be Panattoni's largest development in the Aragonese capital. The delivery date is scheduled for the end of 2022.

The new development, next to the Panattoni Park Zaragoza II project, which was announced a month ago by the company, is Panattoni's commitment to Aragon and Zaragoza as an important logistics hub on the Iberian Peninsula, as well as for its optimal connection with the rest of Europe. In Panattoni's opinion, its geostrategic location, availability of land and concentration of economic activity, among other things, make Aragon a benchmark territory in logistics. It stands out for being an intermodal transport hub (road, air and rail). It connects the Ebro Axis with the Mediterranean Arc and the Atlantic Arc, has more than 80 weekly rail freight connections with Barcelona, Valencia and Bilbao, as well as more than 21 weekly freight flights with Europe, Mexico and part of Asia. Aragón Plataforma Logística brings together this potential as a project in constant growth that currently has more than 20,000 employees in its platforms in more than 500 companies, representing the global offer of Aragon in logistics (infrastructures, first class specialised training, research and services). "All this has been recognised by companies with future projects such as Panattoni", explained the Regional Adviser of Economy, Planning and Employment of the Government of Aragon, and President of APL, Marta Gastón Menal.

Zaragoza is one of the markets in which Panattoni has a presence as part of its strategy to diversify its developments beyond the traditional centres of real estate, Madrid and Barcelona. Thus, Europe's leading developer has already started building in other major cities such as Bilbao, Valencia and Vitoria. In Zaragoza, the new plot at the Plaza Logistics Platform "has a key location thanks to its proximity to the A-2, with excellent connections to the Spanish motorway network, as well as access from the Zaragoza Airport Ring Road, one of the airports with the highest volume of operations in Spain", Panattoni explains.

Panattoni's third project in Zaragoza will be flexible and modular, allowing it to combine cross-dock activity in order to improve last-mile processes in a logistics platform marked by large companies and world leaders in e-Commerce. The new buildings will have a total of 44 loading and unloading docks for trucks and 28 docks for vans, a clear height of 11 metres, as well as manoeuvring areas from 32 to 55 metres wide for trucks, far exceeding the sector standard. The remaining undeveloped land will be used for the development of outdoor green areas and a large car park to speed up the flow of vehicles for the allocation and delivery of orders.

In line with Panattoni's 'Lean & Green' plan, the building will also have BREEAM "Very good" energy certification. In addition, the project will have a photovoltaic installation of about 100kw per building, with the aim of enhancing the sustainability of the building and the use of electric vehicles for last mile delivery, as the car park will house an electric charging station with 8 charging points.

According to Gustavo Cardozo, Panattoni's Managing Director for Spain and Portugal, "Panattoni Park Zaragoza III is a company's commitment to the Plaza Logistics Platform, as it is a key location for the sector and continues to grow. For this reason, our buildings will be totally flexible, capable of accommodating different activities inside, and will be focused on cross-dock activity, which is increasingly in demand and for which we have a great deal of experience.”
