Panattoni Park Sosnowiec is a new development, a warehouse complex, constructed in alignment with the Design and Build scheme for Panattoni Europe, with CFE Polska Sp. z. o. o. as a principal contractor.
The building is located in Sosnowiec, Silesian Voivodeship, Poland. The total area of the building is 32,042 sq. m, and the plot area is about 6 ha. Over 30% of the plot is occupied by green spaces, including lawns and grass-plots, which is are exceptional importance for the ecosystem.
The building was constructed on the territory of the former sand quarry, where raw materials had been excavated since 1952.
When choosing the construction site, it was important minimize the negative impact of the development on the environment, as well as bring significant improvement to the biodiversity of the area.
Water conservation is an important issue to Poland, therefore a number of water-saving technologies were implemented in the design and construction of the building.
Moreover, the reduction of greenhouse gas emissions during the operational stage was also an important consideration in creating the environmental strategy. The key strategy used to combat emissions was the building and implementation of a intelligent energy and water metering system.
The project received the maximum available credits in the water and ecology categories demonstrating that the sustainability goals set out in the strategy were achieved.
Buildings that have a BREEAM certification are recognised by Investors as being energy-efficient, environmentally friendly and healthy buildings, which meet the needs of the company’s clients.

A score of 90% was achieved in the Energy category.
This was due to the implementation of energy-efficient solutions in the building, such as the minimization of heat losses by improving thermotechnical properties of the enclosing structures, using an energy-efficient lighting system inside the building and in the adjacent area, as well as an intelligent energy metering system.

These measured have made 66.5% water savings against the baseline.
A score of 100% was achieved in the Land Use & Ecology category.
The facility has been built on a former mining site that was both devastated from an environmental point of view and lacked vegetation. After consultations with a qualified ecologist, a detailed report was drawn up together with an inventory of the plot and an analysis of its environmental issues. As a result, the developer has been able to extensively ‘green’ the site. Almost a third of it is now covered by flower meadows inhabited by a rich variety of species.
