Panattoni building central warehouse for SHK | BERGMANN & FRANZ near Berlin

Panattoni, the leading project developer for industrial and logistics premises in Europe, is developing a new central warehouse for SHK | BERGMANN & FRANZ at Oberkrämer business park in Vehlefanz, Brandenburg. SHK | BERGMANN & FRANZ is a Berlin-based wholesale company with a rich tradition in the fields of plumbing, heating, installation and tiling. It is part of SHK Deutschland alongside SHK | PAULSEN and SHK | DETERING. The new build-to-suit logistics centre will give the group of companies a new, central location from which to serve Berlin, Brandenburg and Mecklenburg-Vorpommern.  

The new building will be used to store up to 30,000 items from the SHK wholesale segment as well as additional services, such as advising local tradespeople and setting up a collection service for trade customers. The site will also receive and store SHK products and assemble, package and dispatch SHK orders. Deliveries to tradespeople, construction sites and SHK collection points will be processed in line with a special transport concept.

The logistics centre is in an excellent position to meet the new user’s needs and requirements, with direct routes to the nearby delivery areas of Berlin, Brandenburg and Mecklenburg-Vorpommern. Close connections to Berlin’s orbital motorway will enable installers, tradespeople and customers collecting orders to reach construction sites quickly. Berlin city centre is less than an hour away by road and the site also benefits from direct routes into the surrounding region and towards Hamburg.

Panattoni is developing the 57,000 m2 site for SHK | BERGMANN & FRANZ to create a total usable area of 26,200 m2, comprising 22,300 m2 of warehouse space, 1,300 m2 of office and social space, and 2,600 m2 of mezzanine storage space. The outdoor area will include parking spaces for 112 cars and 19 lorries. Panattoni is focused on implementing the future user’s specific requirements throughout the project and is also installing an automatic small parts storage system.

In the interests of sustainable construction, the project developer is aiming to secure Gold certification from the German Sustainable Building Council (DGNB). The roof areas will be pre-equipped for installation of a photovoltaic system to provide a low-emission energy supply. In addition, charging stations for electric cars and lorries will facilitate customer deliveries with electric vehicles. Flower meadows, bee hives and nesting boxes on the site will also contribute to climate protection and species conservation.

Panattoni started earthworks and drainage works in February 2022. The general contractor, Goldbeck, commenced construction in March. Completion is scheduled for November 2022.
