Panattoni Europe’s distribution centre for UPS officially open ‒ 14,250-square-metre BTO investment in Stryków

Panattoni Europe, Poland's leader in the industrial property market, announced the official opening of a distribution hub and main centre of UPS in Poland, built by the developer. The 14,250-square-metre facility was executed as a build-to-own (BTO) investment - purpose-built for the customer to own, in the logistic heart of Poland - Stryków.

The investment completed by Panattoni Europe for the United Parcel Service (UPS), one of the largest freight forwarders in the world going back more than 100 years, specialising in transport and logistics services, is the company's first own logistics centre in Poland and at the same time the largest investment of its kind in the history of UPS in Poland. The centre was built in Stryków and its space totals 14,250 sqm, divided into the distribution section with more than 11,934 sqm and the office section (including staff facilities) featuring more than 2,316 sqm. The new facility will be used to reload as well as distribute parcels of various sizes. To this end, it has been equipped with sorting technology that can process up to 15,000 parcels per hour! The official opening of the facility took place on 2 September, and was attended not only by the representatives of both companies, but also on behalf of the Ministry of Economy: Janusz Piechociński - Deputy Prime Minister, Minister of Economy, and representing local authorities: Bogdan Jorota - Zgierz Starost, Andrzej Jankowski - Mayor of Stryków and Marek Cieślak - Deputy Mayor of Łódź.

Panattoni Europe's facility for UPS is an example of an investment custom-built for the future owner of the building, a so-called build-to-own (BTO) project. Marek Dobrzycki, Managing Director Panattoni Europe, explains: "With a BTO investment, the developer is responsible for complete execution: from finding the right site for development (in this case it was 12 ha of land pieced together from 10 smaller plots with different owners), through following all the legal and administrative procedures, to supervising construction, acceptance of the finished facility and delivery to the customer", and adds: "It is also an example of a build-to-suit (BTS) investment, this time executed to a special order from a leading courier company, that is UPS".

Panattoni Europe's past development projects for courier businesses have shown that issues of crucial importance for those companies include solutions that enable simultaneous reloading of goods, as well as an excellent location and access to the relevant infrastructure. That is why Panattoni Europe's centre for UPS has been built with an eye on the needs of freight forwarding, i.e. transport and reloading operations. It features a cross-docking platform, and an above-standard number of docks, 70 to be precise, as well as smaller gates for loading and unloading. As a result, the facility combines the functionalities of a reloading centre and a distribution depot for parcels of various sizes, and its location - Stryków, one of the top locations dedicated to the courier business - further enhances the value of the new investment for the customer. It is worth adding that the facility lies in close proximity to Łódź and major transport routes: Stryków II interchange on the A2 motorway, as well as road 71 (Zgierz-Stryków) near national road 14 (Warsaw-Łódź).
