Panattoni acquires 12,000 sqm of land for a new logistics project in Bilbao

Panattoni, Europe’s leading logistics-industrial real estate developer, has announced the acquisition of a new plot of land in the Abra industrial park, in the municipality of Abanto y Ciervana (Biscay), for the development of a new logistics project. The plot has a surface area of 12,000 sqm, of which 7,600 is gross rentable area. The project, which will be built at risk, will include a 7,140 sqm warehouse and a 460 sqm office building. Construction is scheduled to start this year with completion expected by mid-2022.

In this way, Panattoni continues with its objective of expanding rapidly in different key locations on the Iberian Peninsula. In this case, the new project offers a strategic location just 5 minutes from the Bilbao Superport and 15 minutes from the centre of Bilbao, with direct access from the A8 motorway. Thanks to the good connections offered by the location of the new plot, this site will be able to offer to its future tenant an exceptional location for both last mile distribution services and operations related to the Port of Bilbao and light industry.

To improve the existing offer in the area for both goods storage and capillary distribution processes, the new logistics building will have a storage height of over 11 meters and 7 loading and unloading docks, as well as docking stations for vans, which will allow to act in an agile way in the face of the increase in deliveries due to the rise of e-commerce. In terms of security, it will have state-of-the-art fire protection systems. The plot is located next to a large public parking area and will have 45 private parking spaces for cars.

This new Panattoni project will also have a “Very good” rating in the BREEAM energy certification. This is a must for Panattoni’s new developments and it is in line with its Lean & Green Plan, which aims to reduce emissions in the company’s logistics chain by 20% in 5 years. In this sense, the project will offer not only a modern building that respects the environment of the area and the well-being of the workers, but it will also be a perfect space for both logistics and light industrial activity in the community.

This is the third Panattoni project in the Basque Country. Panattoni is already working on its Panattoni Park Vitoria project, located in the Jundiz Industrial Park (Vitoria), which consists of two phases and will allow the development of two buildings, 19,000 and 13,000 sqm respectively, designed as distribution and storage platforms. Similarly, it has just acquired land to begin the construction of a new logistics project in Oiartzun, Guipúzcoa. Both projects are currently in the process of obtaining building permits. With these projects, Panattoni has become the first developer of industrial and logistics warehouses to have projects underway in the 3 provinces of the Basque Country at the same time.
