Panattoni announces the development of its first logistics project in Seville with 72,000 sqm of GLA

Panattoni, Europe's leading logistics-industrial real estate developer, continues with its expansion plan in the Iberian Peninsula. The company has just announced the acquisition of a 126,000 sqm plot of land in Seville City for the development of Panattoni Park Sevilla Port, which will be located in the south of the city, in the Port area.

The planned park project consists of 4 buildings of 32,000 sqm, 21,000 sqm, 14,000 sqm and 5,000 sqm designed to accommodate different tenants and totalling a leasable area of 72,000 sqm. Panattoni plans to launch the construction of the first building at risk during the first quarter of 2022. It will be a flexible complex that will give the opportunity to rent the buildings by modules, allowing it to host from a single large activity up to 11 different activities, with modules from 2,000 sqm to 9,000 sqm. However, the park is designed in a flexible way to be able to also accommodate turnkey demands for courier/cross-docking buildings or logistics platforms with a surface area of more than 40,000 sqm.

The park borders the A4 and has direct access to Avenida de las Razas, a key entry point into the city, and to the SE-30 ring road. It will also benefit from the accesses that connect the Port with the SE-40 South at its junction with the A4.

The project, which will be designed for logistics and light industrial use, will have 70 loading and unloading ducks for trucks and delivery vehicles and a clear height of 11.50 m to maximise pallet storage. Each warehouse will have several modular office blocks with adaptable surface areas ranging from 56 sqm to 2,300 sqm.

Panattoni Park Sevilla Port will be the largest new logistics development in Seville in the coming years, as well as Panattoni's largest project so far in Spain. This Logistics Park project reinforces the company's commitment to asset diversification in the Iberian Peninsula. The project will be located within the port area of Seville, the only inland seaport in Spain. The proximity of the port offers a key location for the reception and dispatch of goods. In addition, the complex will have a car park with 750 parking spaces for vehicles and will have a strategic location thanks to its access to both the A4 motorway and the SE-30 ring road, which means that the heart of Seville will be just 5 minutes away by car, avoiding high traffic volumes at peak times. This makes the new development an optimal location for last mile delivery in the Andalusian capital.

This new Panattoni development will meet the highest standards of sustainability and will have the environmental guarantee of BREEAM energy certification, all in line with its 'Lean & Green' Plan. In terms of sustainability, solar panels with a capacity of 100 kW per building and a charging station for electric vehicles will be installed. Energy efficiency will be enhanced with smart LED lighting and smart waste management systems. It will also have a modern access control and security system.
