Panattoni develops modern industrial park in the Ruhr Valley

  • Revitalisation of 31,000 sqm brownfield land in Unna
  • Multifunctional building suitable for third-party use to be constructed with approx. 19,500 sqm total floor space
  • Completion scheduled for early 2022

Panattoni, the leading project developer for industrial and logistics premises in Europe, is realising a brownfield project in Unna, North Rhine-Westphalia. The site is in the east of the Ruhr Valley close to the economic hubs of Dortmund, Essen, Duisburg and Düsseldorf and is within easy reach of the A44 and A1 federal autobahns via the B1 and B233 federal roads.

The 31,000 sqm site is one of the last remaining plots of land in the established Unna-Süd industrial park. Panattoni bought the land after an exclusivity period lasting only a few weeks, with rental agreements to be concluded right from the construction phase. Indeed, Panattoni has been in talks with various prospective tenants.

The site, which was previously used for metalworking, is being transformed into a modern logistics park with a multifunctional building layout suitable for third-party use. The total floor area will be 19,500 sqm, with approx. 16,800 sqm logistics space, 900 sqm office and social space and 1,600 sqm mezzanine space, and the building will extend to a height of 10 m (to bottom of roof truss). Parking spaces for lorries and 60 cars are also planned. And with a sustainable and resource-efficient project development approach, Panattoni is aiming for gold certification from the German Sustainable Building Council (Deutsche Gesellschaft für Nachhaltiges Bauen, DGNB). On top of that, the developer will also be creating green outdoor spaces.

His team assisted the developer Panattoni during the very short acquisition phase of just 6 weeks.

Panattoni plans to start construction work in autumn 2021, with completion scheduled for spring 2022.
