Panattoni welcomes riess-ambiente.de GmbH as an anchor tenant for the Logistics Park Hamburg Nord

Panattoni, the leading project developer of industrial and logistics properties in Europe, reports partial letting of Panattoni Park Hamburg Nord in Nützen, Schleswig-Holstein, Germany. The online furniture retailer riess-ambiente.de GmbH will occupy a total buidling area of around 43,000 sqm, spread over two halls, and using this to store all kinds of furniture. The gradual move to the logistics park will begin in August 2021 and the company is making a long-term commitment to the region by moving its headquarters to Nützen.

riess-ambiente.de GmbH will be able to use a total building area of around 14,200 sqm in the first hall, made up of approx. 12,100 sqm of logistics, 677 sqm of office and 1,430 sqm mezzanine space, as well as further 28,000 sqm in the second hall. This will be divided up into around 21,100 sqm of logistics, 2,600 sqm of office and 5,100 sqm of mezzanine area and will also receive a front office building. Both halls will have spacious mezzanine areas and the company will make full and efficient use of the space to store furniture.

Panattoni is developing the Logistics Park Hamburg Nord without pre-letting on a plot of 142,000 sqm. The property is around 40 km from the Hanseatic city of Hamburg and 60 km from Kiel and has excellent connection to the A7, A1 and A21 motorways. The Elbe tunnel as well as Hamburg airport are 36 km and 32 km from the site respectively, and public transport is within easy walking distance.

Five logistics halls with seven units and a total floor space of around 56,6000 sqm are being built in two construction phases. The building will extend to a height of 10 m (to bottom of roof truss), the max. floor bearing capacity is 5 t/sqm. Because the areas can be divided up flexibly, they can be adapted to the individual needs of future users, so that these have an active opportunity to influence the design. Within the scope of a sustainable and energy-efficient construction, the entire complex is being built to German Sustainable Building Council (DGNB) Gold Certificate standards and meets Panattoni’s exacting quality standards.

What clinched the matter for us were the good connections and the flexible use of the halls.”

Panattoni is planning to complete the second construction phase in August 2021. Realisation of the third construction phase should be concluded in April 2022. Potential tenants can still choose from 23,100 sqm of floor space split between three halls.

Stefan Imken from Realogis Immobilien Hamburg GmbH was responsible for the rental agreement with riess-ambiente.de GmbH. The overall complex is being marketed by Colliers as well as Savills Hamburg.
